Introduction
In this article, I’ll give you the typical costs for installing a new roof in Kansas in 2025, for both residential and commercial buildings. I’ve spent years reviewing contractor bids and researching roofing costs for my clients around the country. The roof cost estimates I provide here were produced by analyzing current material prices, Kansas labor costs, and other relevant factors, including roofing project values from actual Kansas building permit data. The roof systems covered here include asphalt shingles, metal roofing, slate, tile, synthetic composite, cedar shakes and shingles, and all of the common types of low-slope commercial roofing.
Roof replacement costs in Kansas are close to the national average. Prices tend to be higher in the Kansas City metro area, and somewhat lower in smaller towns and rural parts of the state. (Compare with national average roof replacement costs.)
Actual roof prices will vary depending on location, roof size, roof slope, complexity, and, of course, the type of roof system installed. Asphalt shingles are by far the most popular residential roof covering in Kansas, but alternatives like standing seam metal, synthetic composite, and cedar shakes are also used. Commercial “flat” (low-slope) roofs typically use single-ply membranes (EPDM, TPO, and PVC), modified bitumen, or spray polyurethane foam roofing systems.
On average, Kansas residential roof replacement prices in 2025 typically range from around $6 per square foot for basic asphalt shingles to around $35 per square foot for high-end copper roofing. This means a typical 1,700-square-foot pitched roof may cost between $10,000 and $60,000, depending on the type of material you choose.
Commercial roofing typically costs more than people might think, due to insulation requirements. Board insulation is normally installed as a part of a low-slope roof system, and costs around $1 to $1.50 per square foot (installed) per inch of thickness while providing an R-value of around R-4 to R-6 per inch.
Commercial roof replacement prices in Kansas range, on average, from around $5 per square foot for a ballasted TPO or EPDM overlay system with no additional insulation included to around $17 per square foot for a 2-ply SBS-modified bitumen roofing system with enough insulation to meet typical R-30 energy code requirements for Kansas commercial roofs with above-deck insulation.
The tables below provide cost information for all roof types and systems.
Climate Considerations for Kansas Roofs
Kansas has a continental climate marked by hot summers, cold winters, and significant weather extremes. Summers are typically long, hot, and humid in the eastern part of the state, while the west is drier with more semi-arid conditions. Winters can be cold statewide, with greater snowfall and colder temperatures in northern and western Kansas compared to the south. Annual precipitation averages about 30 to 40 inches in the east and decreases toward the west. Severe weather is a major concern: Kansas lies in the heart of “Tornado Alley” and (relatively) often sees thunderstorms, hail, and strong winds.
Heating degree days outnumber cooling degree days, but Kansas’ hot summers mean cooling demand remains an important energy factor, especially in urban areas like Wichita and Kansas City. Reflective “cool roof” systems, such as white membranes, coatings, or light-colored metal panels, can help reduce air-conditioning costs. On the other hand, asphalt shingle roofs in Kansas may develop colonies of Gloeocapsa magma (roof algae) that appear as unattractive dark streaks, particularly in the humid eastern counties; black or dark gray shingle colors can help hide these.
Given these conditions, homeowners and property managers in Kansas should consider the following:
- Asphalt shingles are the most common and affordable roofing material. In the humid east, algae-resistant shingles are recommended to limit black streaking and biological growth. Impact-resistant shingles are strongly advised in hail-prone regions, which cover much of the state.
- Ventilation and underlayment are critical. Proper attic ventilation and code-compliant underlayments reduce risks tied to moisture buildup, ice dams, and extreme summer heat. Keep in mind that improper ventilation can void roofing warranties.
- Metal roofing is a reliable option across Kansas. PVDF-coated steel and aluminum panels perform well against hail, wind, and sun exposure. In areas subject to frequent storms, standing seam systems with heavier-gauge panels deliver better long-term durability.
- Slate, tile, and cedar perform well if properly installed. Cedar should only be used as part of a Class A fire-rated assembly, and copper or zinc strips can help limit algae and moss growth on natural materials.
- Insulation and air sealing are important statewide. Air sealing combined with proper insulation can improve energy efficiency, help prevent ice dams, and reduce cooling expenses in summer.
Things to Keep in Mind
These roof cost estimates should be fairly accurate; I make an effort to update them regularly using current material prices and labor data specific to Kansas. Keep in mind that the costs listed below are averages, and actual costs can vary significantly depending on your specific location and the size, configuration, accessibility, and condition of your particular roof.
The residential roof cost estimates provided here are for roof replacements on roofs with a 6/12 pitch and include all standard roof components (underlayment, ice & water shield, fasteners, flashing, etc.). Steeper roofs or roofs with complex designs can increase costs by as much as 30%.
Removal of an existing commercial or residential roof typically adds between $1 and $3 per square foot. For the estimates in the tables below, $1.50 per square foot for tear-off and disposal has been included in all pricing except for the “no additional insulation” commercial roof pricing, which generally indicates a roof recover project.

Table 2: Commercial Roof Costs in Kansas
For energy code purposes, most of Kansas is classified in IECC climate zone 4, with many northwest counties in zone 5. In both zones, commercial roofs with above-deck insulation must meet a minimum of R-30 continuous insulation (R-30ci) under the International Energy Conservation Code (IECC).
Kansas does not enforce a uniform statewide building energy code, and many jurisdictions simply reference the latest IECC. Building owners who meet or exceed the most recent IECC standards can improve long-term energy efficiency.
Always verify current R-value requirements with your local building department or through the Kansas Corporation Commission, since codes are periodically updated and may vary by jurisdiction.
When performing a roof recover (installing a new roof membrane over an existing one), these insulation requirements generally do not apply. Roof recover projects usually involve adding a cover board over the existing system to provide a sound substrate, followed by the new roof membrane. Keep in mind that roof recovery is not always permitted or advisable.
