Kentucky Roof Replacement Cost Guide (2025 Update)

Introduction

In this article, I’ll give you the typical costs for installing a new roof in Kentucky in 2025, for both residential and commercial buildings. I’ve spent years reviewing contractor bids and researching roofing costs for my clients around the country. The roof cost estimates I provide here were produced by analyzing current material prices, Kentucky labor costs, and other relevant factors, including roofing project values from actual Kentucky building permit data. The roof systems covered here include asphalt shingles, metal roofing, slate, tile, synthetic composite, cedar shakes, and all of the common types of low-slope commercial roofing.

Roof replacement costs in Kentucky are generally slightly lower than the national average, with statewide construction costs averaging about 4% below the U.S. average. (Compare to national average roof replacement costs.)

Actual roof prices will vary depending on location, roof size, roof slope, complexity, and, of course, the type of roof system installed. Asphalt shingles are by far the most common residential roof covering in Kentucky, but alternatives like standing seam metal, slate, and clay or concrete tile are also used. Commercial “flat” (low-slope) roofs typically use single-ply membranes (EPDM, TPO, and PVC roofing), modified bitumen, or spray-applied polyurethane foam roofing systems.

On average, Kentucky residential roof replacement prices in 2025 typically range from around $5.50 per square foot for basic asphalt shingles to around $33 per square foot for high-end copper roofing. This means a typical 1,700-square-foot pitched roof may cost between $9,000 and $56,000, depending on the type of material you choose.

Commercial roofing generally costs less per square foot, with commercial roof replacement prices ranging, on average, from around $5 per square foot for a ballasted EPDM overlay system with no insulation included to around $15 per square foot for a 2-ply modified bitumen system with enough insulation to meet the Kentucky R-25 energy code requirement for roofs with above-deck insulation.

The tables below provide cost information for all roof types and systems.

Climate Considerations for Kentucky Roofs

Kentucky has a humid subtropical climate in much of the state, transitioning to humid continental conditions in the north and at higher elevations. Summers are warm to hot and humid, with frequent thunderstorms, while winters are generally cool and can bring snow and ice, especially in the northern counties and the Appalachian foothills. Average annual precipitation ranges from about 45 to 55 inches, with rainfall fairly evenly distributed through the year. Severe weather risks include strong thunderstorms, hail, and occasional tornadoes.

Heating and cooling degree days in Kentucky are fairly balanced. Both summer cooling and winter heating loads are important considerations for energy efficiency. Reflective “cool” roofing materials can reduce summer cooling demand, while adequate insulation and air sealing help control heating costs in colder months.

Given these conditions, homeowners and property managers in Kentucky should think about the following:

  • Asphalt shingles are the most common and affordable roof covering. In Kentucky’s humid climate, algae-resistant shingles are a smart choice to reduce dark streaks and stains.
  • Proper ventilation and underlayment are essential for roof performance. Good attic ventilation reduces heat buildup during hot summers, helps control moisture year-round, and protects against ice damming in the winter. Note that improper ventilation can void your roof warranty.
  • Metal roofing performs well across Kentucky, offering durability, hail resistance, and long-term value. PVDF-coated panels are recommended for their color stability.
  • Tile, slate, and cedar roofing can all perform well if installed correctly. Cedar shakes and shingles should be installed as Class A fire-rated assemblies. Copper or zinc strips can be installed near the ridge to help limit algae, moss, and mildew growth.
  • Insulation and attic air sealing are important for both cooling and heating efficiency. High-reflectance roofing and radiant barriers help reduce summer attic temperatures, while meeting (or exceeding) insulation code requirements can help keep winter energy bills under control.

Things to Keep in Mind

These roof cost estimates should be fairly accurate; I make an effort to update them regularly using current material prices and labor data specific to Kentucky. Keep in mind that the costs listed below are averages, and actual costs can vary significantly depending on your specific location and the size, configuration, accessibility, and condition of your particular roof.

The residential roof cost estimates provided here are for roof replacements on roofs with a 6/12 pitch and include all standard roof components (underlayment, ice & water shield, fasteners, flashing, etc.). Steeper roofs or roofs with complex designs can increase costs by as much as 30%.

Removal of an existing commercial or residential roof typically adds between $1 and $3 per square foot. For the estimates in the tables below, $1.50 per square foot for tear-off and disposal has been included in all pricing except for the “no additional insulation” commercial roof pricing, which generally indicates a roof recover project.

The entire state of Kentucky falls into Climate Zone 4 for energy code purposes. Under the Kentucky Commercial Energy Code, roofs with insulation placed entirely above the deck must include at least R-25 of continuous insulation.

Note that the most recent model energy codes call for R-30 in Climate Zone 4, which is 20 percent higher than Kentucky’s current requirement. Property owners planning a reroof or new construction project might want to consider installing more insulation than the state requires, since thicker insulation can improve energy performance and reduce heating and cooling costs over the life of the roof.

When performing a roof recover, these insulation requirements generally do not apply. Recover projects usually involve adding a layer of cover board over the existing system to provide a suitable substrate, followed by the new roof membrane. Roof recovery is not always permitted or advisable.
