Mississippi Roof Replacement Cost Guide (2025 Update)

Introduction

In this article, I’ll give you the typical costs for installing a new roof in Mississippi in 2025, for both residential and commercial buildings. I’ve spent years reviewing contractor bids and researching roofing costs for my clients around the country. The roof cost estimates I provide here were produced by analyzing current material prices, Mississippi labor costs, and other relevant factors, including roofing project values from actual Mississippi building permit data. The roof systems covered here include asphalt shingles, metal roofing, slate, tile, synthetic composite, cedar shakes, and all of the common types of low-slope commercial roofing.

Roof replacement costs in Mississippi are generally lower than the national average, with statewide construction costs averaging about 15% to 20% below the U.S. average. (Compare to national average roof replacement costs.)

Actual roof prices will vary depending on location, roof size, roof slope, complexity, and, of course, the type of roof system installed. Asphalt shingles are by far the most common residential roof covering in Mississippi, but alternatives like standing seam metal, clay or concrete tile, and synthetic composite shingles are also used. Commercial “flat” (low-slope) roofs typically use single-ply membranes (EPDM, TPO, and PVC roofing), modified bitumen, or spray-applied polyurethane foam roofing systems.

On average, Mississippi residential roof replacement prices in 2025 typically range from around $5 per square foot for basic asphalt shingles to around $34 per square foot for high-end copper roofing. This means a typical 1,700-square-foot pitched roof may cost between $8,500 and $58,000 depending on the type of material you choose.

Commercial roofing typically costs more than people might think, due to insulation requirements. Board insulation is normally installed as part of the roof system, and costs around $1 to $1.50 per square foot (installed) per inch of thickness while providing an R-value of around R-4 to R-6 per inch.

Commercial roof replacement prices in Mississippi range, on average, from around $4 per square foot for a ballasted EPDM overlay system with no insulation included to around $13 per square foot for a 2-ply modified bitumen system with enough insulation to meet the typical Mississippi R-25 energy code requirement for roofs with above-deck insulation.

Climate Considerations for Mississippi Roofs

Mississippi has a humid subtropical climate, with long, hot, and humid summers and generally mild winters. Snowfall is rare across the state, though occasional light snow or ice events can occur in the northern counties and in higher elevations of the northeast. Summers are marked by high humidity, frequent thunderstorms, and heavy rainfall. Along the Gulf Coast, Mississippi is especially vulnerable to tropical storms and hurricanes during the Atlantic hurricane season. Average annual precipitation is among the highest in the country, ranging from 50 to over 65 inches depending on location, with the southern part of the state receiving the most.

Cooling degree days far outnumber heating degree days in Mississippi, making summer energy efficiency a concern. Reflective “cool roof” systems, such as white membranes, white coatings, or light-colored shingles can help reduce air-conditioning costs. On the other hand, asphalt shingle roofs in Mississippi often develop colonies of Gloeocapsa magma (roof algae) that appear as unattractive dark streaks, and black or dark gray shingle colors can help make these less obvious.

Given these conditions, homeowners and property managers in Mississippi should consider the following:

  • Asphalt shingles are the most common and affordable roof covering. Algae-resistant shingles are recommended in order to minimize black streaks and stains.
  • Proper ventilation and underlayment are essential. Proper attic ventilation reduces summer heat buildup, reduces the risk of heat damage for shingles, and helps control moisture year-round. Improper attic ventilation can void roofing warranties.
  • Metal roofing performs well throughout Mississippi, offering durability, wind resistance, and energy savings (with solar-reflective finishes). In coastal areas, aluminum panels are recommended due to their superior resistance to salt air corrosion.
  • Tile, slate, and cedar perform well when installed correctly. Cedar shakes and shingles should be part of a Class A fire-rated system. Copper or zinc strips may be installed near ridges to help slow algae, moss, and mildew growth.
  • Insulation and attic air sealing improve comfort and reduce cooling costs. High-reflectance roofing materials and radiant barriers are especially effective in keeping attics cooler in Mississippi’s hot climate.

Things to Keep in Mind

These roof cost estimates should be fairly accurate; I make an effort to update them regularly using current material prices and labor data specific to Mississippi. Keep in mind that the costs listed below are averages, and actual costs can vary significantly depending on your specific location and the size, configuration, accessibility, and condition of your particular roof.

The residential roof cost estimates provided here are for roof replacements on roofs with a 6/12 pitch and include all standard roof components (underlayment, ice & water shield, fasteners, flashing, etc.). Steeper roofs or roofs with complex designs can increase costs by as much as 30%.

Removal of an existing commercial or residential roof typically adds between $1 and $3 per square foot. For the estimates in the tables below, $1.50 per square foot for tear-off and disposal has been included in all pricing except for the “no additional insulation” commercial roof pricing, which generally indicates a roof recover project.

For energy code purposes, Mississippi spans IECC climate zones 2 and 3. In both zones, commercial roofs with insulation installed entirely above the deck must meet a minimum of R-25 continuous insulation (R-25ci) to satisfy the International Energy Conservation Code (IECC).

Mississippi does not enforce a uniform statewide building energy code, and many local jurisdictions simply defer to the latest edition of the IECC.

Always confirm current R-value requirements with your local code authority, since energy codes are updated periodically and requirements may vary by county or municipality.
