Texas Roof Replacement Cost Guide (2025 Update)

Introduction

In this article, I’ll give you the typical costs for installing a new roof in Texas in 2025, for both residential and commercial buildings. I’ve spent decades researching roofing costs, and the roof cost estimates I provide here were produced by analyzing current material prices, Texas labor costs, and other relevant factors, including roofing project values from actual Texas building permit data (adjusted for the typical under-reporting). The roof systems covered here include asphalt shingles, metal roofing, slate, tile, synthetic composite, cedar shakes, and all of the common types of low-slope commercial roofing.

Texas is a very large state with multiple climate zones, and roof replacement costs can vary significantly by region. In many areas, prices are close to or slightly below the national average, reflecting generally lower labor rates and competitive material pricing, though roof prices in dense metro areas can run a little higher. Construction costs in much of Texas tend to be 15% to 25% lower than the U.S. average, but certain regions (especially those along the Gulf Coast) can see higher costs due to hurricane-resistant design requirements.

Actual roof costs vary depending on roof size, slope, complexity, and of course the type of roof system selected. Asphalt shingles are the most popular residential roof covering in Texas, but standing seam metal roofing, clay or concrete tile, and synthetic composite shingles are also common. Commercial “flat” (low-slope) roofs typically use single-ply membranes (EPDM, TPO, PVC) or modified bitumen.

On average, Texas residential roof replacement prices in 2025 range from about $4 per square foot for basic asphalt shingles to $30 per square foot for high-end copper roofing. This means a typical 1,700-square-foot pitched roof may cost between $6,800 and $51,000 depending on what type of material you’re using.

Commercial roofing costs are typically lower per square foot, with commercial roof replacement prices ranging, on average, from around $3.50 per square foot for a ballasted TPO overlay system with no insulation included to around $15 per square foot for a 3-ply modified bitumen system with enough insulation to meet the R-25 energy code requirement (for most of Texas) for roofs with above-deck insulation.

The tables below provide cost information for all roof types and systems.

Climate Considerations for Texas Roofs

Texas is very big and it spans several climate zones, from hot–humid along the Gulf Coast to hot–dry in the far west, with mixed–humid and mixed–dry regions in between. Summers are long, hot, and often extremely sunny, with many areas experiencing prolonged periods above 90°F and strong UV exposure. Winters are generally mild, but northern areas and the Panhandle can see freezing temperatures, snow, and ice storms. Severe weather, including hail, high winds, hurricanes, and tornadoes, is a significant roofing consideration in Texas. Annual precipitation ranges from more than 50 inches along the coast to less than 15 inches in the far west.

Cooling degree days greatly exceed heating degree days across most of Texas. This means reflective “cool” roofing materials can be highly beneficial for lowering cooling loads. In hail-prone areas, impact-resistant roofing materials are strongly recommended to reduce damage and possibly lower the price of insurance.

Given these conditions, homeowners and building owners in Texas should consider the following:

  • Material selection for heat and weather: Light-colored, reflective asphalt shingles or cool-rated metal panels can help reduce attic temperatures in hot climates. White PVC or TPO membranes are typically preferred over black EPDM for commercial single-ply roofs.
  • Impact resistance: Class 4 impact-rated shingles, stone-coated metal, or other hail-resistant systems are advisable in hail-prone areas, which include much of north and central Texas.
  • Wind performance: In hurricane-exposed coastal zones, roofing systems should meet high wind-uplift requirements with enhanced roof attachment methods. Corrosion-resistant materials are a plus along the coast.
  • Algae resistance: Algae-resistant shingles or metal panels with PVDF coatings can prevent discoloration in humid, coastal, and shaded environments.
  • Ventilation and underlayment: Proper attic ventilation reduces heat buildup, and high-temperature synthetic underlayments are recommended for long-term durability.
  • Specialty roofs: Tile, slate, and cedar can perform well but must be engineered for regional wind loads and installed with appropriate fastening and flashing details. Class A fire-rated assemblies are essential for wildfire-exposed areas in central and west Texas.
  • Insulation: Commercial buildings must meet the Texas commercial energy code requirement: R-25 ci in IECC Zones 2 and 3, and R-30 ci in Zone 4 for above-deck continuous insulation (unless performing a roof recover).

Things to Keep in Mind

These roof cost estimates should be fairly accurate; I make an effort to regularly update them using current material prices and local labor data. Keep in mind that the costs listed below are averages, and actual costs can vary significantly depending on the actual configuration, accessability, and condition of your particular roof.

The residential roof cost estimates provided here are for roof replacements for roofs with a 6/12 pitch and include all standard roof components (underlayment, ice & water shield, fasteners, flashing, etc.). Steeper roofs or roofs with complex designs can increase costs by up to 30%.

Removal of an existing commercial or residential roof typically adds between $1 to $3 per square foot, and $1.50 for removal has been included in all cost estimates.

Texas spans multiple IECC commercial climate zones with two different above‑deck continuous insulation requirements. The minimum is R‑25 ci in Zones 2 and 3 (most of the state), and R‑30 ci in Zone 4. However, when performing a roof recover (installing a new roof over an existing one), these insulation mandates generally do not apply. Instead, recover projects typically involve installing a cover board over the existing roof system to provide a suitable substrate, followed by the new membrane.

Add a dollar to the square foot prices for roofs in Zone 4 with above-deck insulation for the insulation increase from R-25 to R-30.
