Utah Roof Replacement Cost Guide (2025 Update)

Introduction

In this article, I’ll give you the typical costs for installing a new roof in Utah in 2025, for both residential and commercial buildings. I’ve spent years reviewing contractor bids and researching roofing costs for my clients around the country. The roof cost estimates I provide here were produced by analyzing current material prices, Utah labor costs, and other relevant factors, including roofing project values from actual Utah building permit data. The roof systems covered here include asphalt shingles, metal roofing, slate, tile, synthetic composite, cedar shakes, and all of the common types of low-slope commercial roofing.

Roof replacement costs in Utah tend to be lower than the national average. (Compare with national average roof replacement costs.)

Actual roof prices will vary depending on location, roof size, roof slope, complexity, and, of course, the type of roof system installed. Asphalt shingles are the most common residential roof covering in Utah, but alternatives such as standing seam metal and clay or concrete tile are also relatively common. Commercial “flat” (low-slope) roofs most commonly use single-ply membranes (EPDM, TPO, and PVC), modified bitumen, or spray-applied polyurethane foam roofing systems.

On average, Utah residential roof replacement prices in 2025 typically range from around $6 per square foot for basic asphalt shingles to around $30 per square foot for high-end copper roofing. This means a typical 1,700-square-foot pitched roof may cost between about $10,000 and $51,000, depending on the material chosen.

Commercial roofing in Utah usually costs less per square foot than residential roofing, with average replacement prices ranging from around $4 per square foot for a ballasted EPDM overlay system with no insulation included to around $14 per square foot for a 2-ply modified bitumen system with enough insulation to satisfy the Utah energy code requirements for roofs with above-deck insulation.

The tables below provide cost information for all roof types and systems.

Climate Considerations for Utah Roofs

Utah’s climate varies dramatically across the state, shaped by the Wasatch and Uinta Mountains, the Great Basin, and the Colorado Plateau. Much of northern and central Utah has a semi-arid to continental climate, with cold, snowy winters and hot, dry summers. The Wasatch Front, including Salt Lake City, receives significant winter snowfall and experiences large seasonal temperature swings, while southern Utah has a more arid, desert climate with very hot summers and relatively mild winters. In the mountain regions, roofs must be designed to handle heavy snow loads, ice dams, and freeze–thaw cycles. Annual precipitation ranges widely, from less than 10 inches in desert valleys to more than 60 inches of snow water equivalent in the mountains.

Heating and cooling degree days in Utah are weighted more toward heating, reflecting long, cold winters in most of the state. Cooling demand is moderate overall, but can be high in southern valleys such as St. George where summer temperatures regularly exceed 100°F. Because of this, insulation levels, attic air sealing, and snow load design are often bigger priorities in Utah than cooling efficiency, though reflective white “cool roof” materials can help in the state’s hotter southern regions.

Given these conditions, Utah homeowners and property managers should consider the following:

  • Asphalt shingles are the most common and affordable pitched roof material, but in snowy areas, it is important to install proper ice and water shield underlayment at eaves and valleys to prevent ice damming.
  • Proper ventilation and underlayment are essential to protect against condensation in winter and to extend roof life under Utah’s wide seasonal temperature swings. Note that improper attic ventilation can shorten roof life and void your roof warranty.
  • Metal roofing is an excellent choice in Utah. Standing seam systems shed snow effectively in mountain regions, while PVDF-coated steel panels offer durability, hail resistance, and long-term color stability.
  • Tile, slate, and cedar roofing can perform well when correctly designed and installed. For cedar products, a Class A fire-rated assembly is recommended, especially in wildfire-prone foothill areas.
  • Insulation and attic air sealing are critical for reducing heating costs. Buildings in mountain and northern regions should meet or exceed code requirements for R-values, while reflective finishes and cool roofing materials may be more beneficial in southern Utah’s desert climate.

Things to Keep in Mind

These roof cost estimates should be fairly accurate; I make an effort to update them regularly using current material prices and labor data specific to Utah. Keep in mind that the costs listed below are averages, and actual costs can vary significantly depending on your specific location and the size, configuration, accessibility, and condition of your particular roof.

The residential roof cost estimates provided here are for roof replacements on roofs with a 6/12 pitch and include all standard roof components (underlayment, ice & water shield, fasteners, flashing, etc.). Steeper roofs or roofs with complex designs can increase costs by as much as 30%.

Removal of an existing commercial or residential roof typically adds between $1 and $3 per square foot. For the estimates in the tables below, $1.50 per square foot for tear-off and disposal has been included in all pricing except for the “no additional insulation” commercial roof pricing, which generally indicates a roof recover project.

For energy code purposes, Utah spans IECC Climate Zones 3, 5, and 6. Only the southwest corner of the state near St. George is in Zone 3; most of the state falls in Zones 5 or 6. Under the Commercial Energy Conservation Code 2021 of Utah, commercial roofs with insulation installed entirely above the roof deck must meet R-25 in Zone 3R-30 in Zone 5, and R-30 in Zone 6.

When performing a roof recover (installing a new roof over an existing one), these insulation requirements generally do not apply. Roof recover projects typically involve installing a layer of cover board over the existing roof system to provide a suitable substrate, then applying the new roof membrane. Keep in mind that roof recovery is not always permitted or advisable.

Where the price estimates below include R-30 insulation, deduct $1.00 for roofs that require R-25.
